Below is a Trade- Acceleration-Rental update. Karina has requested everyone receive this update. This is not new information but over time we forget or ask for things Karina is not allowed to do. Please make sure to review and understand the policies. Please do not ask Karina to break these rules.
ACCELERATION
Members may utilize additional weeks, apart from their assigned week, subject to availability by the Royal Palm Club. This is considered Acceleration. All acceleration requests must be submitted on an acceleration form. Acceleration request are accepted one year in advance to the requested week but must be submitted no later than 90 days prior to the week requested. Accelerations are approved or denied 90 days prior to the requested date. Throughout the current year Accelerations may be approved more than 90 days prior. The fee to Accelerate is the amount of the annual dues plus an Acceleration Fee of $50 and the administrative fee of $25 for processing a credit card payment. Fees are due and payable at the time the acceleration is approved by credit card only. Payment must be received within 10 day of approval or the request will be cancelled. Once Acceleration is confirmed and paid, it may not be changed. Unit numbers are assigned at check in. Accelerating a week reduces the contract term of the membership by one year per week accelerated. If you are requesting more than one week of acceleration, each week must be submitted on separate forms. Accelerations may not be submitted for Weeks 51 & 52 and Weeks 5-9. Accelerations for the following year are not approved until maintenance has been sent out. Maintenance must be paid in full for all weeks owned for the following year before Acceleration can be approved. This occurs between September and December of every year.
TRADE
Members may Trade their existing week for another week subject to availability by the Royal Palm Club. All Trade requests must be submitted on a Trade Form. Trade requests are accepted one year in advance to the date of your fixed week/requested week. Trade request must be received no later than 90 days prior to your fixed week if the week you are requesting to trade is after your fixed week or 90 days prior to the requested week if the week requested is prior to the fixed week. Once a trade is requested and confirmed, the fixed week will be automatically cancelled. If a Trade is unable to be confirmed, the fixed week will remain. Trades are subject to availability based on the floor of your fixed week. Once a Trade is confirmed and paid, it may not be changed. Unit numbers are not assigned until check in. Trades are approved or denied 90 day prior to the requested date. Throughout the current year Trades may be approved more than 90 days prior. The fee to trade within the Royal Palm Club is $50 plus the credit card administrative fee of $25 for processing a Credit Card Payment. RENTALS
Members may rent their Unit/Units privately subject to the Rules & Regulations of the Royal Palm Club. Members must provide renters with a Rental Agreement, outlining the rules & regulations of timeshare. Members must submit a Member Guest form to the Royal Palm Club for all rentals. The name of each guest occupying the unit must be listed on the Member Guest Form. The Riu does not confirm rentals as rentals are between member and renter. Members are responsible for providing Guest/Renters with the Rules & Regulations.
The Royal Palm Club does not bank timeshare weeks. If you do not use, trade or rent your unit, the week is considered a No Show and will be reduced from the term of the membership.
